Building Maintenance Mechanic

JOB SUMMARY

Maintains interior and exterior of building including grounds and makes minor repairs to heating, ventilating, industrial air conditioning, hydraulic, compressed air, vacuum, fire protection, gas, water, and sewage systems by performing the following duties personally or through assistant personnel.

ESSENTIAL DUTIES and RESPONSIBILITIES

  • Responsible for maintaining and performing minor repairs to facility heating, ventilation, air conditioning systems.
  • Responsible for maintaining and performing minor repairs to air compressor, gas, water, and waste systems.
  • Responsible for maintaining security and fire protection systems.
  • Responsible for building interior and exterior maintenance and repairs.
  • Responsible for painting and performing minor repairs to masonry, woodwork, and furnishings of buildings.
  • Responsible for performance of grounds maintenance such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Completes a daily, weekly, or monthly inspection reports.
  • Maintains cleanliness of work area and equipment.
  • Maintains time and maintenance records as required.

SUPERVISORY RESPONSIBILITIES

This job has no supervisory responsibilities. Carries out conduct and leadership responsibilities in accordance with company policies, procedures, safety, and applicable laws.

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED), and one to three years building maintenance or related maintenance experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information to coworkers, contractors, service personnel and small groups.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standard situations.

While performing the duties of this job, the employee is regularly exposed to moving mechanical parts, humid conditions, fumes, toxic chemicals, and heat, and occasionally exposed to outdoor weather conditions. The noise level in the work environment is usually moderate to loud. Some independent travel may be required.
